The Whittington Park housing development comprising of 570 new homes and a new primary school is being built with the majority of homes near completion. The development is located to the south of the subject site, this has meant a number of infrastructure improvements and roads have been made in order to accommodate the level of congestion. Accessed from Clock Tower Road which connects to the single lane track to the site

The site is accessed by a single lane track just off Longford Lane which connects to the A40. Junction 11 of the M5 is situated 5 miles to the east providing strong access to the north and south of England whilst the A40 provides access to southern Wales.
The majority of the site is currently grassland with a number of hard standing areas around the site. There is a row of mature trees towards the eastern boundary and to the north east is a parcel of dense vegetation. At the entrance to the site there is a boarded up house comprising of two floors that is currently not in use but from the outside looks to be in a reasonable condition. There is also a control house which lies vacant midway down the southern boundary of the site comprising of two floors.
The site, subject to the necessary consents, has prospects for a range of employment uses or residential use.
The site is located in Flood Zone 2 and 3.

The property is currently located in green belt land however Tewksbury Borough’s land use allocation highlights the site as an area to be removed from Green Belt. Under Policy SP1 the site is shown in the area A1 – Innsworth this is within the boundary of strategic allocation which is to provide 1250 houses and 9.1 ha employment land.
